Mortgage estimate from a lender – confused about pre-paid costs?
I understand the difference between the closing costs and the prepaid items on a mortgage estimate from a lender, but my question is that if i’m paying a year of insurance and taxes at closing and still pay every month, do i get that money back when i sell the place?
Your taxes and homeowners insurance change each year. Your mortgage company will do a regular review of your escrow account and adjust your mortgage payment accordingly. You can get a check from the mortgage company for the excess. But if your taxes or insurance rise considerably, you may also need to send in an additional payment of a few hundred dollars to cover an escrow shortfall.
I bought a new home three years ago, and the property taxes were underestimated. I needed to send in an additional $400 payment to cover an escrow shortage, and now my monthly payment is $200 a month higher than the original estimate, solely based on taxes rising. Just be aware that things can happen.
